After we completed the indicative tender stage, we know that we are close to budget. From here we can prepare a more detailed tender for you personalising the finer details of the inclusions and finishes for your new home.
This detailed tender will provide you with an exact fixed contract price, inclusive of site costs.
To enable us to do this we will require completed plans. We will require elevations, cross sections and a site plan to complete this step in the process.
The detailed tender can cost anywhere between $1,000.00 to $2,500.00 GST inclusive. It is subject to the complexity of the home being tendered and the time taken to complete the tender. The price will be quoted before the commencement of the detailed tender.
If you eventually build with us, this cost is credited to your tender.
There will also be costs associated with the drawing of the plans. This is an arrangement between you and your chosen draftsman or architect.
We will be in close contact with you to fine tune the inclusions and finishes of the home.
The process usually takes between three to four weeks.
WHAT IF WE DECIDE TO REDUCE OUR BUDGET AT THIS STAGE?
That’s easy, we can do this at any stage in the process.
We can give recommendations as to how we can reduce the cost of the home – By reducing floor areas, the complexity of the home and the inclusions we can ensure the home meets the desired budget.
When this step in the process is finalised you will have completed architectural plans and a final tender document. This will allow us to move forward to the next step of preparing contracts and submitting plans to Council.
